A contractor in Jaipur asked us last week: “I need to waterproof a 2,000 sq ft terrace. My supplier is pushing Sikalastic-1K. My client's brother-in-law says BS MoistureZero 2K is just as good and cheaper. Who is right?”
Both are good products. But they are not interchangeable. This article gives you the honest comparison, no brand loyalty, just the data, so you pick the right one for your site.
What Are These Products, Actually?
Sikalastic-1K (Sika India)
A single-component, moisture-curing polyurethane liquid membrane. Applied by brush or roller directly from the tin, cures by reacting with atmospheric moisture. No mixing required. The end product is a seamless, highly elastic rubber-like membrane bonded to the substrate.
- Elongation at break: >200% (bridges active hairline cracks)
- Tensile strength: ~1.5 N/mm²
- Coverage: 1.5–2.0 kg/m² per coat (2 coats = 3–4 kg/m² total)
- Rain resistance: 4–6 hours after application

BS MoistureZero 2K (Buildsmart)
A two-component, polymer-modified cementitious flexible coating. Powder (cement + fillers) + liquid (polymer dispersion) are mixed on site. Applied by brush or trowel. The result is a mineral-based, breathable coating that bonds chemically to concrete and masonry.
- Elongation at break: 15–40% (flexible, but not as elastic as PU)
- Tensile bond strength: >1.0 N/mm²
- Coverage: 1.5–2.0 kg/m² per coat (2 coats = 3–4 kg/m² total)
- Rain resistance: 24 hours after final coat
- VOC content: very low (water-based)
- Suitable for: terraces, bathrooms, water tanks, planters

The Real Test: How Do They Perform in Rajasthan Summers?
Rajasthan presents the harshest conditions for any waterproofing membrane in India: summer terrace surface temperatures routinely hit 65–70°C by midday, followed by a sudden 20°C drop when monsoon rain hits. This thermal shock is what separates good products from great ones.
PU (Sikalastic-1K) in Rajasthan Heat
PU membranes are designed for thermal movement. The rubber-like film stretches and contracts without cracking. However, if you apply Sikalastic-1K on a terrace that's already 55°C at 10 AM in May, the product cures too fast, the skin forms before full penetration, and you'll get pinholes. Rule: apply in early morning or after 4 PM in summer. Always check the substrate temperature, not just the air temperature.
The bigger concern with PU in exposed Rajasthan conditions is UV degradation. Sikalastic-1K is not UV-stable without a topcoat. A grey or white PU membrane left exposed for 2–3 summers without the Sikagard 550W Elastic topcoat will chalk and embrittle. Always budget for the UV topcoat if the membrane is exposed.
Cementitious (BS MoistureZero 2K) in Rajasthan Heat
Cementitious coatings handle high ambient temperatures better during application because they cure by hydration, not by moisture-reactive chemistry. You have a longer window to work. However, they do require curing, in extreme heat, the coating can dry too fast on the surface while remaining soft underneath, leading to surface cracks. Damp-cure with wet hessian or gunny bags for the first 24–48 hours in temperatures above 38°C.
The cementitious membrane is more breathable than PU, which is actually an advantage on terraces above occupied rooms, any residual moisture vapour from below can escape without building up hydrostatic pressure behind the membrane.
The Honest Verdict: Which One to Use
Choose Sikalastic-1K when:
- The existing slab has active hairline cracks (>0.1 mm) that you cannot individually fill before waterproofing
- Speed is critical, rain-resistant in 4–6 hours, so you can apply and have protection before evening showers
- The area is inaccessible for maintenance after application (balconies with furniture, AC condenser platforms)
- You're doing a renovation on an old slab with unknown crack history
- The client is willing to pay the price premium for a premium brand specification
Choose BS MoistureZero 2K when:
- The substrate is sound with only hairline cracks (under 0.1 mm)
- The terrace will have regular foot traffic (maintenance workers, rooftop garden)
- You need NSF/potable water compliance, BS MoistureZero 2K is certified for water tanks and sumps
- Budget is the primary constraint and you're comfortable with the crack limitations
- Application is on a bathroom, planter, or water feature where cementitious chemistry is preferred
When to Use Both Together
This is actually the best system for complex terraces with mixed conditions: apply BS MoistureZero 2K as a base coat over the entire terrace (good for levelling and filling minor surface porosity), then apply Sikalastic-1K as the topcoat over zones with visible cracks or movement joints. This gives you the best of both, substrate compatibility from the cementitious base and crack-bridging elasticity from the PU topcoat. Cost is higher, but so is service life.
